(A 2 story penthouse apt) I'm not sure if it's true as there are no public records for house sales but prices seem very low around there from where they started out.could be the makings of a good deal - you would always have financial issues validated and checked by your property lawyer, they will ensure due diligence and that the property is debt free.

You will have to raise maintenance and community issues at the community meetings - of the apartments need paint, then wave your arms and demand it. Then, they will have to listen.

Hi Ann,

We did go through with the purchase, we are here full time as well and generally have a really positive experience within the apartment as well as with the community - the security are all very friendly and the gardening / care taking is very good.  I can't comment on some of the mansion houses, I can see some work is being done but we looked in a few and found them to be in varying states - some quite poor.

I think if you have viewed the apartment and done all your due diligence then go for it.  

Things I don't like:

- we never seem to get our post! Amazon are the best but still don't always find us. The official mail doesn't deliver within the urbanisation so often just leave a missed delivery slip at the community office (sometimes they leave your letters there though which is better than having to drive into San Roque).

- last year they cleaned the under ground parking and flooded many of the storage units. We were lucky most of our things were elevated but not everything and the community was generally unresponsive about it.  

- there have been a few sewage issues - nothing major, except once some water flooded upwards and the smell wasn't nice.  Took a little while to be fresh again and occasionally there is a bit of a smell that drifts in...!  So far managed by closing drains on sinks & bidets when not in use.

Things I do like,

- The security team are nice and visible within the community

- The rubbish is picked up curbside every night (although recycling you take yourself)

- the swimming pool is good for little kids (large kiddy pool) - I didn't get much use out of the big pool and it was a little cold (not heated at all).  Think the mansion houses have a different layout for the pool and looks more protected from wind actually so would be nicer.

- it's quiet. we have connected neighbours to the side who are living here all the time and we never hear them (they may hear us, we have 2 kids!! but they said not...!)

- Residents are friendly! we walk a lot and get smiles and waves. The people we see at the pool are always nice and chatty (but not bothersome.)

- The views are amazing, can see the ocean from the back balcony and mountains out the front (ok, very distantly!) - I think you can also from Mansion house 9 but don't quote me on it! obviously not 100% sure of the positioning. 

- We've been here 10 months and had no big issues at all - sometimes the electricity cuts out if we have all the air con units running and then try to use the toaster...! But it's fine. The positioning of our home gets sun in the back and it warms the house quickly in the winter so we only blast the heat in the late evening / or to warm the kids bedrooms before bed.

I'd like to think we bought at a good time, we've seen nothing but improvements since we've been here and I hope it continues, I hear some of these places went for 3 or 4 times the amount they are up for now.  We shopped around a lot and for the space, quality and location, these were a clear winner for us.

There was also no cover from roof over the master bedroom sliding doors to back terrace and, again, some water but nothing too worry about, it just needs a cover (cement, wood or otherwise) to give some space between water dripping from rain and hitting the seals of the sliding doors (hopefully that's explained well enough, I'm not great with wording all this!)

Which apartments are you looking at? I know there are a few different groups

The only other point which we will prioritise was no mains switch on the breaker.

Good Morning , I have read the posts regarding purchases , does anyone know how many 3 bed apartments are for sale and the best website for looking tor them. Just wondered as there is problems within the community are normal maintenance issues being attended to like pool ,gardens, building ,security etc . many thanks to anyone who can assist as i wish to retire to Spain  and have sold my home in Guadalmina alta .
