Just a wee welcome from hubby and I (both Scottish) as we have lived in Sanlucar de Barrameda for 11 years. Not often Sanlucar is mentiuoned in this Forum. Good luck in your flat buying and enjoy discovering Sanlucar. If I can be of any help let me know. Cheers Maureen

The property should be our from the 31st. The legal and mortgage stuff has been a complete nightmare.

Good morning to you both.
Firstly I would like to welcome you both to Andalusia, and introduce myself.
My name is Adrian Kelly and I have an registered Architectural practice here in Chiclana and have worked on projects in San Lucar.
Without trying to incite fear or anxiety, I would firstly like to make some minor recommendations before purchasing any property in the south Spain and is the same advice I give to all of our Clients before signing a purchase agreement. (1) Get legal advice from an independent English speaking legal team whom have experience of the area and whom is not aligned with the letting agent nor the person selling the property. (2) Get the property visually inspected (Building Condition Report) completed by a registered Architect or Engineer profession before purchasing.
1. The legal advice can guide you through whether there is any outstanding issue with the existing property from a legal point of view and or any issues with its legal status, ie whether the existing property was legally built or whether the property is without any debt.
2. The Architectural or Engineering professional to review the building existing condition and evaluate the relevant costs to repair (if repairs are required). Additionally the Architectural profession can inspection the property and review its status from a planning aspects, giving guidance on whether there is elements of the property that are non compliant in terms of the building & planning regulations, that make lead to complications in the future, especial with a future sale.
I would recommend Temple Cambria as an English speaking legal team that has many years experience working in and around the Cadiz region.
