My wife (Spanish) & I moved to Chiclana 2 years ago to open our Architectural practice and were in a very similar situation. We actually found a place near Vipren area and now live around Pintor Agustin Segura.
The area is perfectly located as it is walking distance to he town center and an arms reach from the La Feria (summer festival), located at the other side of the river. The only one word of caution is, due to the areas location next to the wet lands and river IRO, the properties would be subject to soft soil and high humidity.
We have many English clients whom request us to review their future properties(before purchase) on their behalf and establish the buildings condition (both internally & externally). If you are interested we can discuss further.
All in all, the area feels like the campo (countryside) while being in walking distance to the town, with lovely areas for walking near by.
