Hello. We are Mike and Caroline Marks from Poole in Dorset. We are in the area for a couple of weeks looking for properties. Our Spanish is basic and we plan to learn as we don't want to live in a little England environment. We would like to find someone locally who can guide us in relation to the rustic and urbanised pros and cons. We've seen a lovely property in Marquesado and the agent has told us that it may have these issues (in Spanish). We have chosen this region and obviously don't want to start off making a mistake. Any help or guidance would be greatly appreciated. Many thanks

Yes the problem with Marquesado as with some other areas of chiclana, is that there has been construction of houses which have not been zoned as contructable.

Hi, you need to make sure any property you purchase is legal. There are many beautiful properties here that are not and you could purchase and have the horror if it being demolished. Your solicitor should check all this out for you. Good luck!

Thank you for your reply. We've since spoken to a couple of British agent based here Glynn and Jamal and found out about the pitfalls. Viewing a couple of properties this week. Now need to find a good local solicitor who speaks reasonable English and is good at navigating the rustic / urbanised / division etc Any suggestions please ?

Morning Mike and Caroline,

My Spanish wife and I have an Architectural Practice base in Chiclana, (Concept Architectural Workshop) and we can guide you both through any tricky planning or legal aspects of your property journey. Chiclana can be a mine field at the best of times, in terms of locating a property that is urbanised or is constructed within the compliant planning legislation. However, a word of caution, Recently (past 4 weeks) the current 2020 'Urban Plan' for Chiclana was recently rejected by the courts, (failed) meaning as the local council have to now refer back to their 1986 Urban plan for reference, with many properties, sites, that were only recently considered urbanised, and now considered 'Rustic' non compliant. This has left many of our clients with beautiful properties now located on Rustic 'campo' land and will remain like that until a time that Chiclana council update and issue an Addendum urban plan for the Chcilana area.

We bought here recently, in May. Our solicitor was brilliant. Speaks perfect English and he's local so understands the pitfalls. He gave us a breakdown of costs before we engaged him. Juan del Rio. 696524379. Office is in Puerto Santa Maria

Thanks Jools, really appreciate all of the feedback received through this forum to date. Some very useful contacts gained.

Looks like we will have to raise more money to find what we want where we want it so will come back again in the Spring once we're able to.
