Hi everyone. We are looking to relocate due to health. Can you please advise us the areas to avoid in chiclana when looking to buy apartments. Could do with some local advice on which areas are rowdy and dodgy! Many thanks. John and Lesley.

Evening John & Lesly,

Myself and my wife moved to Chiclana 2 years ago and the advice we received when looking for property in and around Chiclana was to keep South of the river Iro. Now I know this is a contentious comment, and I an sure they are plenty of great properties, apartments and sites North of the river also.

If your looking for something more than an Apartment, make sure the land or property that you will purchase is Legally built with full planning permission and is within an urbanised area. These points are mayor ongoing issues here in Chiclana and will save you years of future hardship from our professional experience working with our Clients here.

Hi John & Lesley,

I guess the answer comes hand in hand with your personal preferences, and what your budget is. In general most areas of Chiclana are suitable to buy, and having lived and worked here +16 years, I´m not aware of any "no-go" areas. 

As with most towns and cities around the world, there are areas which are more preferable, or shall we say better kept than others, or where more facilities/amenities are available, but that also comes at a price. In this context, there is a north/south divide, but that doesn't guarantee you´re going to get what you´re looking for. Its important to focus on your needs & wants, as well as what you don't need or want.

If you´re looking for peace and quiet, then although the town centre is desirable, it may not be for you. If you want to be close to services, shops, etc, then the beach area may not be suitable for you, albeit highly desirable. Within these parameters, you can eliminate many areas that are not suitable for you (desirable & undesirable), and then work to hone in on the area that best fits your requirements.

Hi Jamal. We are looking at an area aroun Calle navarra or Calle Juan de Avalos in la Banda area but have noted some houses are vacated?

Do you know if this area is due for development and this is why houses are being vacated or up for sale?

Or is it a white area or suspected area to avoid?

We looked on google street view when this became apparent however the houses we like need reforming and we would like some advice on the area if possible

Hi John & Lesley,

Thank you for the email, and I hope you had a nice Easter weekend, despite the restrictions.

The area is conveniently located, with good access to town centre, and highways. It is considered a "working class" area, and as a result may have been affected by the past financial crisis, hence there may be a number of homes that are empty or been repossessed by the banks. Please also bear in mind that Google maps (photos) may not always be uptodate.

As far as I am aware the streets mentioned are fully urbanised, with all services installed, and there are no other planned developments there. The area in front, (Pepefusion), is still undeveloped.
